Project Overview

The Project involves the design and construction of a 11-story residential building (Use Class C3) to provide 64 apartments/units with associated balconies, landscaping, servicing, access, and parking.

The scheme proposes a single building on the corner of Monday Street and Pollard Street. The proposed building would be 11 stories and include 64 residential units (37x 2 bedroom and 27 x 1 bedroom). The proposed accommodation at ground floor is as follows: a communal work/social area, entrance lobby, stair and lift core and secure parking for 64 cycles and 4 electric vehicles (Including one disabled space). Also at the ground floor is a refuse store, post boxes, plant room, substation, riser/store room and smoke riser. 

Immediately west of the site is a small pay and display car park; North of the site lies the Metrolink tramline  beyond  which are residential developments (Hat Box (8 storeys) and  Milliners Wharf (Storeys 9). The site narrows to the east abutting Pollard Street.  South east of the site is the St Anne’s Roman Catholic Primary School. South of the site is Pollard Street.
