Zerum were instructed to provide planning advice in relation to the redevelopment of a brownfield site in East Manchester.

The planning application sought consent for the demolition of existing buildings and structures, and erection of a mixed use development comprising a 120-bedroom hotel (Use Class C1), office (Use Class B1), nursery (Use Class D1), drive-through retail unit (Use Class A3), and multi-storey car park, additional surface car parking, access, servicing, landscaping and associated infrastructure works.

The proposal was driven by market demand arising from Central Park strategic employment location.  To ensure the most effective use of brownfield land multiple different uses were proposed to deliver commercial, leisure, retail and community uses alongside capacity for a ‘Park & Ride’ style facility encouraging sustainable travel.

The proposed development will replace a vacant eyesore with a high quality commercial scheme, in a sustainable, brownfield location.

The application was supported by the Local Planning Authority and secured planning approval.
