The planning application gained consent for a Private Rented Scheme encouraging residents to rent in the building on a long-term basis. The proposal provides 280 residential apartments and accompanying commercial floor space.

The scheme had to consider a number of issues including the adjacent cement works, a listed Police Station, access to another site and the height, scale and massing of the proposed building given key views across the Tyne Gorge. Site topography further complicated the design.
