project overview

On behalf of PPD (Newcastle) Ltd, Zerum secured planning consent for a new residential apartment scheme in Newcastle city centre.

The planning application gained consent for a Private Rented Scheme encouraging residents to rent in the building on a long-term basis.  The proposal provides 280 residential apartments and 279 sq/m of commercial floorspace.

The scheme had to consider a number of issues including the adjacent cement works, a listed Police Station, access to another site and the height, scale and massing of the proposed building given key views across the Tyne Gorge.

The Application Site was challenging in terms of its existing site levels and context, however, this dramatic change in topography also provided an opportunity for the design of a complimentary architectural intervention.  There were also opportunities in terms of views out over the river and the site presented an opportunity for well designed integrated landscape areas with the use of both hard and soft landscaping and green spaces.

The development makes an important contribution to the residential market in Newcastle city centre.
