Great Stone Road

Project Overview

This project involved the redevelopment of a vacant brownfield site which had been chronically underused for many years. Most recently in use as a large format retail store and associated parking, our client sought its comprehensive reimagining as a new residential destination. This dovetails with the Council’s strategic plans for the local area, which envisage regeneration through the creation of a new neighbourhood.

The site has a prestigious neighbour, Old Trafford Cricket Ground. It was imperative that the operations of the club, which include concerts as well as top flight cricket, remain unaffected by the introduction of residents. As such, the layout was carefully designed to ‘build in’ noise protection through the placing of buildings, amenity spaces and balconies.

The site is adjacent to the Metrolink line to the east, with surrounding level changes arising from the bridge which carries Great Stone Road over the railway line. It is set between two storey dwellinghouses and the greater scale of the cricket club. As such, the scale of the proposals works to knit together these disparate elements into a coherent whole.

The proposals comprise a central outdoor amenity space, flanked by townhouses and apartments of up to six storeys. A total of 228 dwellings are provided including two and three bedroom homes. Parking is discreetly located at the rear of the site and landscaping is maximised to provide a pleasant experience for residents and those passing along the adjacent street. A strong building line is set behind defensible gardens and windows, enabling the retention of street trees.

The scheme will contribute towards the Council’s regeneration aspirations, and will set a high standard for the emerging new local neighbourhood.
