Project Overview

Zerum worked with Legacie Developments for over a year to bring forward sensitive proposals for the construction of a 18-storey mixed-use development over four buildings, on a prominent site at the gateway to the Baltic Triangle


  • comprising 505 apartments, with ancillary residential spa and facilities, commercial units (use classes A1-4 and B1), with associated access, parking, servicing and landscaping
  • new public realm and courtyard
  • commercial units to accommodate services for local residents and provide employment space for creative industries
  • located in area characterised by grass-roots regeneration, home to many people and valued for its unique sense of place, history and culture
  • project team consulted widely to establish aspirations and priorities for the development of the site and ultimately the proposals were widely supported by organisations, businesses and key stakeholders in the area
