Zerum were instructed by NR Capricornus LLP to prepare and submit an application for full planning application for the demolition of existing buildings, and the erection of 3 x 6-8 storey buildings containing apart-hotel (52 bed), student accommodation (34 clusters, totalling 292 bedrooms with a shared kitchen/lounge and 28 self-contained studios), and two ground floor commercial units, with associated access, servicing, and landscaping.

The scheme will create a modern high quality development that relates to, respects and responds to the character of the surrounding area. The proposals represent an opportunity to regenerate a long underutilised brown eld site in a sustainable location. The mix of proposed uses will add to the vitality and viability of the immediate area and increase the prospect of future development on other sites. It will deliver a variety (clusters and studios) of much needed high quality, well-designed student accommodation that will encourage students into the city.
