Project Overview
Zerum obtained planning consent for seven woodland suites within the grounds of the acclaimed Moor Hall Restaurant with Rooms.
The restaurant has an enviable reputation, having earned three Michelin Stars and five AA Rosettes. It was ranked second in the Top 100 list at The National Restaurant Awards in 2025. Given its draw, onsite accommodation is in demand. The vision was to deliver an overnight experience which matched the high standard set in the restaurant. This took the shape of seven luxury lodges set within the site’s 5 acre woodland.
The project’s complexity arose from several factors: its Green Belt location; position within the setting of the Grade II* listed Hall; and the need to avoid damage to trees and associated habitats.
In relation to Green Belt policy, ‘very special circumstances’ were successfully demonstrated by reference to the considerable benefits of the scheme.
There was a clear brief to uphold the beauty of Moor Hall and the character of its environs, for the privacy of guests and to provide them with a welcome sense of woodland isolation. The design approach focused on natural materials and dark colours, which would sit modestly in the woodland context.
Onsite dialogue with officers conveyed the meticulous attention that was paid to the positioning of the lodges. It was confirmed that any visual impact would be extremely minimal, while suitable management could enhance the woodland’s vitality as a result of the proposals.
The case was supported by an evidenced account of the contribution made by the business to the local and regional economy; and how this would be boosted by the additional accommodation. Moor Hall is acknowledged to have played a key role in raising the profile of the region through its reputation and the scheme has allowed this impact to be broadened.
