London Road Fire Station, Manchester

Planning

Project Overview

Refurbishment, restoration, reconfiguration and extension of the Grade II* listed former fire station to create a mixed-use development

Highlights

  • The proposal repurposes the landmark city centre building which was placed on the Heritage at Risk register following 30 years of vacancy. Extensive and sensitive conversion works required planning and listed building consent.
  • The conservation-led proposal comprises a mixed-use development with hotel, workspace/office, live/work units and leisure, food and drink uses.
  • The building is comprised of four interconnected buildings set around a courtyard. Operational between 1906 and 1986, it accommodated fire, ambulance and police services, the coroner’s court and officer accommodation to upper floors.
  • Spatial arrangements are largely retained, with the large engine hall accommodating food and beverage uses, and the upper floors providing office space. A sensitive extension to the rear of the London Road façade will provide additional hotel rooms.
  • Client: Allied London
  • Location: Manchester
  • Sector: Mixed-use commercial and leisure
