Talbot Mill, Manchester

Project Overview

Zerum were first appointed in 2021 by Capital & Centric on Talbot Mill, Manchester.

The scheme saw soft strip demolition & column blasting of two, four-storey cotton mills, followed by their full restoration, incorporating a one-storey extension (L5) to both mills.

Mill 1 – 32 units
Mill 2 – 69 units

The construction of a new build 10-story residential development – 89 units has created 190 new homes, including apartments and townhouses, along with 1,035m2 of external amenity space.

The project offers 100% resident cycle parking provision via bike racks installed to each unit and visitor cycle parking.

PV panels are to be installed.

Recycle 100%, with segregating waste on site from separating plasterboard, timber, metals from general waste, spoil and brick are removed and recycled / crushed for use as fill.

Some key challenges our team faced whilst working on this project was access/egress to the site courtyard. The left elevation also backed onto the canal, so a pontoon was required; and the site was surrounded by residential and commercial units, and a road to the front elevation which required traffic management throughout.

The build is still in construction until 3Q 2026.
