Project Overview
Middlewood Locks is a significant brownfield regeneration site in Salford. It represents a unique regeneration project in that it is a cleared brownfield site of approximately 26 acres, which is in one ownership. Middlewood Locks is now recognised as a key exemplar in creating a new neighbourhood destination.
Highlights
- Zerum are Scarborough Development Group’s retained Planning Consultants and have provided advice in respect of this project since the months leading up to the first land acquisition. We secured Reserved Matters approval for the three phases with phase one completed in 2018 and phase two completed in 2021. Construction work commenced on phase three in the summer of 2022.
- Planning consent for the remaining parts of the development with reserved matters consent secured in March 2022 for a further 909 dwellings along with ancillary commercial development. These phases of the development also include the creation of a new public square which will be used for a range of purposes and provide a new area of public realm withing Salford.
- A new outline planning permission for the remaining elements of the development in July 2022. This granted consent for a maximum of 93,000m2 office floorspace, a maximum of 1,000 dwellings, a maximum of 23,706m2 of commercial floorspace and a multi storey car park as well as additional landscaping around the canal basin.
- Given the location of the development, landscaping and public realm plays a key part in the redevelopment proposals with the intention to open the canal basin and create a new area of public realm for the local community.
