Middlewood Locks is a significant brownfield regeneration site in Salford, sitting immediately on the boundary with Manchester City Centre. It lies immediately west of Trinity Way and the River Irwell close to Deansgate station.

It represents a unique Regeneration project in that it is a cleared brownfield site of approximately 26 acres, which is in one ownership. As Scarborough’s Retained Planning Consultants we have provided advice in respect of this project since the months leading up to the first land acquisition.

To date, we have managed numerous consultation events during which a number of potential development options were explored. Specific actions have included securing a Grant of Consent for an Article 18 extension to the life of previous planning permission for circa 2.5m sq. ft. of residential, commercial and retail floor space.

We have also represented the client’s interests through associated Inquiry procedures which concerned the proposed Ordsall Chord Rail Infrastructure Project which had a potential impact upon the medium term delivery of a number of development phases.

We have secured Reserved Matters for the first and second phases of residential development addressing the range of conditions as development progresses across the site at pace.  Residents are expected in the first phase for Summer 2018.
