Thorpe Park is an important Business Park six miles east of Leeds City Centre, with its own dedicated access off J46 of the M1. Currently 55,700 sq. m (600,000 sq.ft) of high quality office accommodation has been built.

Since planning consent was secured in the early/mid 1990’s, the current planning consent for Thorpe Park was considered outdated. Zerum were therefore instructed by Thorpe Park Developments to prepare and submit a number of associated planning applications that will help to deliver a new phase of development at Thorpe Park that meets the needs of today’s business occupiers; improve the park for both existing and future occupiers and contribute to the economic prosperity of the local community, the wider City and the Region. The total scale of the project is c.100 acres and more than 2 million square feet.

We were involved in a series of discussions over a period of two years with Leeds City Council Executive Members, Ward Members, Chief Executive and other Senior Officers, to debate and review the strategic approach to the ongoing delivery of Thorpe Park.

An Outline Planning Application, for a revised ‘Masterplan’ at Thorpe Park, Leeds, accompanied by two separate applications for the Manston Lane Link Road the main highway access through Thorpe Park, were approved in 2014. We have since secured Planning Consent for 300 residential dwellings along with an associated amendment to the floorspace quantum for both the retail and office elements and introduction of a cinema to complement the retail offer.  Recently construction commenced on the MLLR at its important crossing with the railway network.
